Charges you might expect

HOUSING ACT TENANCIES (AST)

You can see all of the money and fees you’ll need to pay for Housing Act Tenancies (AST) listed below. All our fees and charges are shown including VAT.

Holding deposit

1 Weeks Rent

Equivalent of one weeks rent paid upon application to rent a property following viewing, which will be put towards your first rent due on completion of the tenancy if successful. The rules for how and when we withhold any funds from your holding deposit are set out in our Holding Deposit T&C's.

Amendments by Tenant

£50

If we are requested to adjust the tenancy agreement at the request or preference of the tenant - after the original agreement has been signed by the tenant, we reserve the right to charge a £50 admin fee to adjust this

Security Deposit (Standard)

5 Weeks Rent

If the annual rent is less than £50,000, we take a security deposit which is equivalent to 5 weeks rent. We lodge this with a government approved deposit scheme (TDS / Tenancy Deposit Scheme), they hold the deposit funds in their own account and you are provided with a certificate to confirm this is successfully held and registered. 

Security Deposit (Non-Standard)

6 Weeks Rent

If the annual rent is more than £50,000, we take a security deposit which is equivalent to 6 weeks rent. We lodge this with a government approved deposit scheme (TDS / Tenancy Deposit Scheme), they hold the deposit funds in their own account and you are provided with a certificate to confirm this is successfully held and registered. 

Change of Sharer

£50

We charge up to £50 for a new reference and for providing an amended tenancy agreement reflecting the new occupant.

Early termination (at landlord's discretion)

TBC

All costs, fees or charges incurred by the landlord for allowing early termination including our re-letting fees.

Stamp Duty Land Tax (SDLT)

TBC

Payable on tenancies where the rent (for the whole time a tenant stays in the property) exceeds £125,000.


Default fees and charges

For charges where there has been a breach of the contract

Late, unpaid, returned rent payments

3% above Base Rate (Accrued Daily)

3% above the base rate of Bank of England per annum, calculated daily.

Lost keys

At Cost

Any cost for the replacement of keys, fobs, security devices or associated items which have been lost, damaged or broken.

These charges are in line with Government regulations. If you have any queries please contact us, or the citizens advice bureau to discuss this.
