What you pay, and when you pay it!

Initial Costs

These are the fee's we charge you for our fully managed service. If you are on the managed takeover package, you would be subject to our 5% monthly fees instead of the 10% stated below, and you will not be charged the £300 admin fee until a replacement tenant is required.

Tenant Referencing Fees

At Cost

Due to the tenant fee ban, we cannot recharge the tenant the costs associated with the referencing checks. We therefore will pass the cost of these checks to the landlord. We will not add commission on third party fees.

Inventory / Check In Fee & Check Out Fee

At Cost

We hire a third party independent inventory company to conduct a full visual inspection of the property and write a detailed report with accompanying photographs. This covers both the report at the beginning of the tenancy, and a report at the end of the tenancy. These reports can be relied upon at the end of the tenancy if a claim on the deposit is challenged by the tenant. As this is a third party it is free from bias and therefore makes deposit claims more streamlined.

Tenancy Arrangement Fee

£300

This is a very standard charge from agent to agent, but the reason we charge this is to cover some of the exorbitant fees that we get charged for marketing online with the property portals. We also use this fee to cover the costs relating to the set up fees.


Monthly Costs

This is the important charge, and where it gets unique!

Full Management Fee

10% of the monthly rental income

We charge a flat 10% management fee!

Maintenance & Compliance

0%

We don't believe in adding a slice of commission on top of maintenance required on your property, we feel we are here to assist with this and thats why we are paid a management fee.


 When works are required, we will inform you of the issue, obtain a quote, allow you to see the quote sent to us, and action with your approval or obtain further prices if requested.


We are also happy to use your own recommended contractors if you have a preference, just let us know!
